Potential Improvements
We believe that the layout and accommodation could be improved by making an independent one- or two-bedroom ground floor apartment. Our ideas run as follows:
 
External
  • Build a garage or carport on the hard-standing and a terrace on top - the specification particularly allowed for this and the foundations are those of the original building.
Ground floor
  • The rear door becomes the main entrance for the ground floor apartment;
  • The large “summer kitchen” room will be the main living/dining/kitchen area;
  • From the main room, break through into the room on the west side and make additional living space and/or bedroom(s) - needs a window to the front (N) - the current 1½ doors will become French windows to the south;
  • From the corridor, knock through into the SE room to make a bedroom - the current door will become French windows to the south;
  • Knock down the thin wall separating the WC from the hall and make a shower / WC with washbasin;
  • Block off the hall either with a door or a wall so that the ground floor and first floor are independent - a door would allow more flexibility, i.e. can allow passage for future use;
  • [optional] Knock through from the corridor into the NE room to make a further bedroom - the current door will become French windows to the north. Or, make this room into a bathroom and retain the current WC as an additional facility for the first floor apartment.
First floor
  • Independent entry to the first floor apartment will be through the current front door;
  • Swap the kitchen and bathroom;
  • In the new bathroom, build a wall where the kitchen doorway currently is, knock down another thin wall and move the door so that it faces the stairs - this allows for full height large shower (in current door swing space);
  • In the new kitchen, reinstate large window to front (N) as original (niche in wall is much larger than current actual window) and open up a glazed door / French window in east facing wall. This will open onto the new terrace, which will be the depth of the house.
  • [optional] Replace the current balconies in main bedroom and living/dining room with a single wider balcony / walkway around the SE of the house to the terrace.
